What to Fix Before Selling Your San Antonio Home
The repairs that matter most to South Texas buyers and inspectors, and the projects you can usually skip.
Fix what inspectors flag
The best pre-listing repairs are the ones that would otherwise come back to you during the option period. In San Antonio, a handful of items show up on inspection reports again and again.
HVAC first
Air conditioning isn't optional here. Have the system serviced, replace filters and clean the condensate line. If the unit is old, gather service records. Buyers and inspectors pay close attention to AC age and performance.
Foundation and drainage
Clay soils in parts of the San Antonio area expand and contract with moisture, and slab movement is common. Look for diagonal cracks above doors, sticking doors and gaps at trim. If you've had foundation work, keep the warranty and engineer's report ready, since a transferable warranty is a selling point.
Make sure gutters and grading move water away from the house.
Roof, plumbing and electrical
Hail is a regular event in Central and South Texas. Repair damaged shingles and know your roof's age. Fix dripping faucets, running toilets and slow drains. Replace missing outlet covers, add GFCI outlets in wet areas if missing, and make sure smoke detectors work.
Cosmetic updates that pay
Fresh neutral paint, new light fixtures, clean grout and tidy landscaping are relatively inexpensive and make listing photos look better. Curb appeal matters: trimmed shrubs, fresh mulch and a clean entry set the tone.
What you can usually skip
Full kitchen or bath remodels rarely return their cost before a sale. Buyers would often rather choose their own finishes. We'll walk through your home and tell you which items are worth doing and which to leave for negotiation or price.
