Pricing Your San Antonio Home Right in Today's Market
Why the first price matters most, how comparable sales are chosen, and what online estimates miss about your home.
Your first price does the most work
The first two weeks on market bring your home in front of every active buyer at once. If the price is right, that early attention turns into showings and offers. If it's too high, buyers wait, and the listing starts to look stale.
How we choose comparable sales
We look for recently closed homes, typically within the last three to six months [verify], in the same neighborhood or subdivision, with similar size, age, lot and condition. Then we adjust for differences such as a pool, an updated kitchen, a greenbelt lot or a busy road.
Active and pending listings matter too. They're your competition, and they show where the market is heading.
What online estimates miss
Automated estimates can be a reasonable starting point, but they can't see inside your home. They often miss upgrades, condition, layout, views and lot quirks, and they can struggle in areas with fewer recent sales, like Hill Country acreage.
Price bands and search filters
Buyers search in round numbers. A home listed just above a common cutoff can miss buyers who filter below it. Positioning your price within the right band can widen the pool of people who see your listing.
When to adjust
If you're getting showings but no offers, the feedback usually points to price or condition. If you're not getting showings, it's typically price or presentation. We review activity with you weekly and recommend changes based on data, not guesswork.
